Description
Cat-B fit-out of laboratory and support spaces across the Ground, Level 1, and Level 2 floors. Works included mechanical services to suit a revised layout, incorporating new water systems, drainage, ventilation, laboratory gases, air conditioning, and BMS controls.
Sector: Commercial / Healthcare
Duration: 36 Weeks
Key Disciplines:
Air Conditioning – Mitsubishi HVRF Fan Coil Units
Ventilation – VAV-Controlled Supply & Extract Systems
Public Health – Dual 1000L CAT 5 Booster Sets, Electric Water Heaters, Vulcathene Drainage
Laboratory Gases – CO₂, Argon & Nitrogen
Controls – Full BMS Integration & Gas Safety Alarm System

Project Particulars
Two 1000-litre Flowtech CAT 5 booster sets with air break were installed to ensure compliant cold water distribution to all outlets across the Ground, Level 1, and Level 2 laboratories. Ariston electric water heaters provided hot water to all hand wash basins and sinks.
Chemical-resistant Vulcathene drainage was installed and connected to the existing system. Ventilation systems were extended with Trox VAV units and volume control dampers, all fully integrated into the BMS for accurate air management. Cross-talk attenuators were fitted to minimise acoustic transfer between cellular offices.
Three independent fume extract systems were installed, each with Trox VAVs and DW154-compliant ductwork. Internal runs used grey PVC, while external ductwork was GRP-coated and enclosed in a full stainless steel shroud for durability and weather protection.
The HVRF system was expanded with new Mitsubishi fan coil units serving the reconfigured areas. All condensate drainage was completed in UPVC with HEPVO valves.
Laboratory gas installations included CO₂, Argon, and Nitrogen, distributed via degreased copper pipework from Autochange Manifolds. The system was fully monitored and alarmed through a Shire Controls SA6 panel integrated with the central BMS.
