CAT B fit-out of a commercial office floor within a BCO award-winning development, delivering a high-performance mechanical services package designed to enhance comfort, flexibility, and reliability. The works included comfort cooling and heating, ventilation, domestic water and drainage, BMS integration, and specialist comms room support systems.

Project Particulars
The existing Mitsubishi VRF system was adapted to suit the new layout, with FCUs reconfigured, relocated, and supplemented where necessary. A dedicated 24-hour DX split system with rooftop condensers was installed to serve the comms room.
Ventilation systems were modified to suit the new arrangement, including fresh air and extract provision, attenuators, dampers, and fire protection. New extract systems were installed for the tea point and well-being rooms.
Domestic services included hot and cold water supplies, point-of-use heaters, and high-temperature pumped drainage. All systems were integrated into the existing BMS for control and monitoring.
A comprehensive leak detection system was installed at tea points and risers, with sensors linked to the BMS for early warning and alarm notification.
