A full CAT B mechanical services fit-out delivered across an open-plan office, meeting suites, and support areas. Works included adaptations to the existing VRF system, new ventilation and public health services, a bespoke leak detection system, and full BMS integration.

Project Particulars
The existing Mitsubishi VRF system was adapted for the CAT B layout, with additional ducted fan coil units, new diffusers, and reprogrammed AE200 controllers. Local PAR controllers were installed in meeting rooms, and standalone VAV systems with CO₂ sensors serve key spaces like the CEO’s Office.
A dedicated DX split system provides 24/7 cooling to the comms room, complete with local control, leak detection, and BMS-connected fault and temperature alarms.
Ventilation modifications included fresh air and extract distribution via risers, constant air volume control, and new extract systems serving the tea point, pantry, breakout, and support areas.
Public health services included new hot and cold water, waste pumps, and drainage connections, with pipework lagged for thermal and acoustic compliance. Zip heaters and Billi taps were installed (by others).
A new BMS panel monitors extract fans, VAVs, comms cooling, CO₂ levels, and leak detection. Multi-zone leak detection cable and automatic solenoid valves provide full protection across all wet areas.
